SYSTEM ENDURA FR delivers on a weather exposed residential roof refurbishment

BACKGROUND TO THE PROJECT

Wilton Grange is a residential apartment development, located next to the famous Hoylake Golf Club and providing fabulous views across the Dee estuary and into North Wales. An initial site visit and survey revealed that the original flat roof surface had reached the end of its serviceable life and was showing degraded waterproofing layers.

THE CHALLENGE

As problems arose with the flat roof attempts at repairs had taken place at various times. These had not resolved the issues, and it was clear the original felt system had reached the end of its serviceable life and needed to be replaced.

The project faced several challenges including the variable weather conditions, and the impact of wind lift that arose from the building’s position near the coast. The roof was also enclosed by a high parapet which needed replacing as part of the project. A range of M&E equipment housed on the roof needed to be removed and replaced once the work was completed. And to add to the complexity, as the apartments were all occupied the contractors needed to minimise the level of noise and disruption to the residents as well as avoid any delays in completing the work.

PROJECT SOLUTION

Having undertaken the site survey, we advised the contractor, Furber Roofing, that the best solution for the project would be our Lancastria BBA Certified SYSTEM ENDURA FR, a 4mm APP membrane made from high quality distilled bitumen with non-woven polyester with excellent elasticity and workability and a total adhesion. With its -20˚C cold flexibility, SYSTEM ENDURA FR is suited to extreme and demanding environments, making it ideal for the exposed location of Wilton Grange.

SYSTEM ENDURA is also Broof(t4) rated, a key requirement for use on a residential building.

SCOPE OF WORK

Furber Roofing’s team worked to the following schedule to complete the roofing project:

Stripping and disposal: all existing perimeter details and attempts at remedial repairs were stripped and carefully disposed of. Existing M&E units were removed and safely stored ready for reinstallation upon completion.

Substrate preparation: new roofing grade plywood was mechanically fixed to upstands and cappings to provide a stable base.

Two layer felt system:  a base layer of SYSTEM ENDURA 3mm Underlay and a SYSTEM ENDURA FR 4mm Cap sheet were fully bonded to the substrate using a gas torch. The cap sheet was mechanically fastened to the side and head laps on the upstands to ensure maximum adhesion and long-term durability. New metal cappings were also installed for aesthetics.

The replacement roof was completed using new SBS flange stainless steel outlets to improve drainage and flow rates and em.dome rooflights, all supplied by Lancastria, and the M&E put back in situ to finish the job.

THE OUTCOME

The new roofing work was completed to schedule, with minimal disruption to the residents. We were pleased to provide a comprehensive 20-year guarantee for the SYSTEM ENDURA, providing welcome assurance for the longevity of the roof and peace of mind to the property owners.
