BACKGROUND
Ashton Pioneer Homes had a refurbishment programme for Grosvenor House and Rycroft House, Ashton-under-Lyne, circa 450m² each. This was for a full upgrade to the exterior of each building including the roof. The flat roofs on the building had aged and were starting to show signs of water ingress, they also had accumulated a lot of redundant plant and roof penetrations that needed removing.
THE CHALLENGE
With the buildings being tenanted the client’s preferred option was for an overlay system that would make use of the existing insulation. Key to the project was creating the least disturbance and noise for the occupants.
There were a few additional challenges the project presented:
- to work around the existing radio transmitter dishes and cables situated on the roof
- to remove all the superfluous details such as redundant vent chimneys and pipe work
- complete the work and obtain a 15 year insurance backed warranty for the client.
PROJECT SOLUTION
Our recommendation was for Clark & Son Structural Waterproofing Ltd to use our System 20MR, a specialist bituminous membrane that is designed specifically as a single layer product to go over existing mineral. The first layer of bitumen on the System 20MR is an easy flow PAO material that is designed to knit into the existing mineral and grant excellent adhesion. This meant that the roofing works could be carried out to meet all the clients’ requirements whilst remaining cost effective.
The work was completed on time and we were happy to supply the required 15 year warranty, providing reassurance to Ashton Pioneer Homes on the longevity of the refurbishment.
